Performing Home Inspections Between Tenants

Performing a property inspection is an essential part of rental property management. As a property owner or landlord, you should inspect the property inside and outside periodically to evaluate the state of the property. The inspection of a rental property is generally carried out while the tenant is present so he or she can be informed of any concerns or issues that arise. It can also be a great way to indicate to an incoming tenant the condition you expect the property to be in when they move out.

Move Out Inspection

This type of inspection takes place when you and your tenant intentionally walk through the rental unit to check for any damage or unapproved alterations to the unit. As far as damage goes, look for things that don’t qualify as normal wear and tear. For example, small scuffs or scrapes on the wall would be normal wear and tear, whereas a big hole in the wall would classify as damage caused by the tenant. You also might want to keep an eye out for any changes to the unit that were made without first being agreed upon mutually, like if the tenant painted the walls without talking to you first. In summary, your goal is generally to compare the present condition of the property to how the property was when the renter moved into the space.

Timing and Scheduling

A move-out inspection happens at the end of a lease when the tenant is vacating the rental unit. The precise time when the inspection can be carried out will vary based on the laws governing the state. In certain areas, the assessment must be carried out on the date the tenant is scheduled to move out or within two to three days following the move. Waiting to do the inspection until a tenant has removed all of their belongings from the unit makes sure that no damage can be concealed, and the landlord can see any potential problems clearly.

In other areas, a move-out inspection can be carried out between three days and two weeks before the tenant moves out.  This is intended to enable the tenant to take care of any repairs to the property prior to leaving so that he or she will have an opportunity to receive the security deposit back in full.

It is typically the responsibility of the landlord to notify the renter when the inspection will be. The tenant must be given written notice, outlining the date and time of the inspection and the rights of the tenant to be present during the process.
