We watch Dallas properties lease every week, and the pattern is consistent enough to be useful. What separates a house that gets applications in the first weekend from one that sits is rarely the thing the owner was worried about. It is usually commute, configuration, and condition of the things nobody photographs.
Four minutes on the specification that actually matters. More in the SPM video library.
1. Commute is the first filter, not the third
Dallas households sort themselves by drive time to work before they look at anything else. A property that sits inside a reasonable commute for several employment areas has a deep applicant pool. One that works for a single corridor has a shallow one, and shallow pools lease slowly.
2. Three-and-two with a garage is the workhorse
It is the configuration the largest number of Dallas households are searching for, which means it is the configuration that leases fastest and reprices most reliably. Anything more specialized narrows the field, and a narrow field is felt directly in days on market.
3. HVAC is not a line item here, it is the property
Texas summers are unforgiving on equipment and on patience. An aging system is a summer emergency waiting to happen, a resident who does not renew, and an expense the owner did not budget. Any Dallas rental evaluation that skips the age and condition of the air conditioning is not an evaluation.
4. Yards and pools cut both ways
Outdoor space attracts applicants. Outdoor space that requires real upkeep attracts fewer, and creates a maintenance relationship that has to be defined in the lease before anyone moves in. Manageable beats impressive on a rental.
5. The lease-up is where the property proves out
A good Dallas rental, priced and presented correctly, moves. Professionally managed portfolios average 19 days on market and retain 72% of residents year over year, with work orders getting a 17-minute average first response through Smart Maintenance and the whole picture visible to the owner in Rental-IQ™.
Key learning questions
- How many employment areas are within a reasonable commute of this property?
- How old is the HVAC, and what happens in August if it fails?
- Is the outdoor space an attraction or an obligation for the resident?
